Default We close on 44 acres in 2 weeks...any good builders VA/NC?

Well, I graduated, got a job, went to work, got qualified for some money from the bank, finally found a proper piece of land that fit in our teeny tiny budget and swooped in. We're 4.5 miles from the NC line in Suffolk off of Rt32.

We're going to build a garage/apartment on it soon, so I'm serious, I'll take a quote from anyone willing to work with me (not your average house to build...)

Also, long shot, but does anyone have a lead on a veritable butt load of oyster shells? Need a driveway.

1st thing is redo the entrance so our boats fit under the cross brace. I did a 40X60 metal building with 12 foot eves and built my house inside [ Insulated box inside of a insulated box]

That looks like a NICE piece of land , buy all you can as they don't make that stuff any more.

Yeah, I've got to get a driveway laid down first so that I can pull my boat in there...currently no where for it to go except into mud. Met with 2 builders this week. Septic engineer is coming out tomorrow (Sunday service...that's dedication).

Well contractors have given us quotes that are within $200, so I think that's settled.

I'll keep y'all posted. If nothing else I can have a fire with some oysters and require each person to eat at least 1sq ft worth of oysters for my driveway. At 1,000ft long and 8ft wide, that should only take a few parties to take care of

Ryan, 8' wide wont cut it , you will need about 11' and at 11' you will barely fit with a trailer.

Things you will learn as time goes buy .

Yeah yeah...so fine, I need 11,000 sf of oyster shells (say 4" thick, that's 3,666 cf of oyster shells.) Y'all bring your A game when it comes to shucking and eating.

Lack of driveway doesn't bother me (4wd truck with 35" tires). It may bother various subcontractors, and at that point it'll become my problem. Headed out in a few minutes, in the rain, to talk to the septic engineer.

You will want a roadway in for the contractors or you will spend twice as much for the road , to fill in the ruts and repack.

What type of rock can you get there ? With a 1000' drive , that tells me your putting the house in the Middle of the property ?

I am on 40 Acres and kept my house [ 300' back from road] and goodies on a 10 acre front corner for just in case ...........In case one day I have to sell 10 or 20 for medical/heath reasons for my family or myself and that would be the only reason I sell .

We're aiming towards the back. We're early enough in life that poop shouldn't hit the fan (hopefully), so subdivision didn't factor into our decision making for the homesite. I work for a commercial general contractor and I know a lot of our subs require #3 or #5 stone on an unimproved site before they'll bring their trucks in (concrete guys specifically), but that's commercial. Crushed/Recycled concrete is $13.50/ton and I have a friend with a dump truck, so that's what I was figuring on using for a 'temporary' driveway, but something that was around $0/ton would be great.

Have you looked at prefab homes? I'm not talking about trailers. I'm talking about factory built homes. Our neighbor down the street just bought one. It came in 6-8 sections, went up in 4 days. They went to the factory to plan it out. The home is built like a freaking tank. Everything is built on a huge jig. Dry wall is SCREWED & GLUED. That was about 6 months ago. From the outside & inside you can't tell the home was delivered is sections. If I were to have the chance to build a home thats the way I would go.

The couple priced the home with 3 different factories and 3 local builders. The home from the factory was 34% cheaper than the lowest bid builder.

We looked very hard at homes from Future Homes in Hampstead, and really liked what we saw, but we had problems with the HOA rules and ended up building. The cost was almost 50% less than a stick built house. You can basically design what you want and how you want it done, and the fabricate the house indoors in the factory. They can build some large houses, up to about 5,0000 sq ft. Pretty impressive when you really look at what they are doing.
